Method
How we measure.
The method is deliberately narrow. We are not auditing the whole building. We are measuring one specific accounting failure: heat bought and heat rejected in the same envelope, at the same time.
Scope on a call
We ask what the building does, when it does it, and who pays the bills. If the loads do not overlap, we say so and stop there.
Condensate-primary measurement
Condensate is the honest witness. Where a building is dehumidifying and heating at once, condensate volume and timing give a direct read on latent load — without depending on nameplate ratings or a self-reported schedule.
A defined window
Tier 1 is a 7-day window. Tier 2 adds a contracted winter window, because winter is when the gas bill is real.
Net dollars, not therms
The result is reconciled against the building's actual rate schedule. Dollars are the unit of sale. Therms are an intermediate step we do not invoice against.
Measured and modeled, reported apart
Measured values are printed as measured. Projections are labeled Modeled, in a different weight and a different block. They never share a table.
Limits of the work
A characterization is a measurement report. It is not a professional engineering opinion, it carries no PE stamp, and it makes no performance guarantee. We do not publish control design, and we do not describe how a future routing layer would arbitrate anything. We talk about cost and about what is displaced.
